Maintenance of technical buildings

All checkpoints below should be checked annually to achieve a lifespan of 30+ years.

 

Checkpoints on the building outdoors


Day

The roof is made of galvanized and painted steel sheet. The surface must be kept clean and free of external objects. After cleaning the surface, check that there are no cracks or damage to the paintwork. If there is any damage, it must be repaired immediately.

When cleaning the roof, take special precautions to local regulations about working at heights. The roof can handle two people, but note that it can be very slippery when wet. Wear shoes and clothes without sharp edges. Use a soft brush to remove large objects such as leaves etc.

Walls

The walls are made of galvanized and painted sheet steel. The surface must be kept clean and free from external objects. After cleaning the surface, check that there are no cracks or damage in the paint of the visible steel sheets. If there is any damage, it must be repaired immediately. If the house is subsequently clad with Walltec panels, these must be cleaned according to the supplier's instructions.

The underside

On the bottom, the surface is made of galvanized and painted steel plate. Due to difficulties with access to the underside, no maintenance can be performed. Make sure ventilation plates are free of vegetation.

Corner and center profiles

The surface is made of galvanized and painted steel plate. The surface must be kept clean and free from external objects. After cleaning the surface, check that there are no cracks or damage to the paint. If there is any damage, it must be repaired immediately.

 

Checkpoints on the building indoors


Ceiling and walls

The ceiling/walls are made of birch plywood or galvanized and painted steel sheet. Under normal operating conditions there is no maintenance. If there are dark areas on the birch plywood, this could be a sign of moisture. Check the roof from the outside if necessary.

Floor

The floor is made of spruce plywood with a thin light gray, non-slip phenolic film. Clean the surface with a standard detergent.

 

Checkpoints door/locking system


Interlock systems

Make sure everything is working smoothly. If not, replace the door lock.

Handles

Make sure that the handle is undamaged. If the handle is damaged, it must be replaced.

Door cylinder

Insert the key and turn the key clockwise and counterclockwise. If it does not go smoothly, replace the lock.

Hinges

Make sure the hinges are free of damage. Make sure all screws are tightened every five years or as needed. Use oil for lubrication.

Exterior door

The door plate is made of galvanized and painted steel sheet. The surface must be kept clean and free from external objects. After cleaning the surface, check that there are no cracks or damage in the paint. If there is damage, it must be repaired immediately.

Rubber seals

Make sure that the gaskets are tight and without damage. If the gasket is loose or damaged, replace it with a new one.

Doorstep

Rubber seals along the door and door frame are checked for leaks and replaced as needed, but at least every five years.

 

Ventilation system checkpoints


Before any inspection and maintenance check that:

  • The supply is interrupted.

Filters

Replace as needed, but at least once a year.

If an intake grille is installed at the bottom of the housing, it must be inspected and cleaned.

Fan motor

Must be able to rotate effortlessly. Remove any objects.

Air damper

Ensure that the air damper can open and close freely.

Rubber edges on slats are checked and loose rubber edges are fixed or replaced.

 

Checkpoints light


Indoor/outdoor luminaires are function tested and the cover glass is checked for cracks and cleaned as needed.

 

Earthing system checkpoints


Visual inspection of the exterior. Make a visual inspection of the installed grounding rail on the cabin and check that nothing is missing. Also look closely for any damage or corrosion.

 

Environmental checkpoints


Vegetation

Check that grass and bushes have been removed up to 0.5 m around the cabin. Cut down any branches hanging over the cabin roof.

Objects

Remove all foreign objects lying against the outer walls and objects that could fall or cause damage to the cabin.
